Collins Webb Architecture delivered a full architectural TI (tenant-improvement) build-out for Luminare Aesthetics & Wellness in Olathe, KS, one of multiple projects with this client in the growing Kansas City metro area.

This TI project required balancing med-spa hospitality with clinical performance, achieved through intentional material selection, custom millwork, and layered lighting design. The space features bold volumetric contrast through matte black ceilings and soffits, warm neutral wall planes, metallic retail shelving and reception cladding, integrated retail + product display millwork, and signature LED mirrors that visually enlarge and activate the interior.

The architectural scope included TI Space Planning & Programming, Millwork & Lighting Coordination, Reflected Ceiling Plan Integration, Finish & Fixture Specification, Construction Administration, Code Compliance & ADA Coordination.

The result is a space that feels boutique and beautiful while working as a high-performance medical environment — a commercial TI project designed to support wellbeing, precision, and long-term flexibility.
